Planning decision includes among others the spatial design of building.
House – Type A
Single-storey house (bungalow) 3 + kk or greater. The specific layout is not required. It is accepted as complete or partial basement of the house, but not for the location of the garage. Garage will be integrated into the matter of the house at ground floor level.
House – Type B
Two-storey house with second placed above ground floor to the attic. It is accepted as complete or partial basement of the house, but not for the location of the garage. Garage will be integrated into the matter of the house at ground floor level.
Building height is limited to a fixed maximum height of the roof ridge above the highest point of the adjacent ground. In the case of B is a maximum height at about 9.50 m.
House – Type C
Two-storey house with basement. Second floor will be placed in the attic. Type C will have one underground floor, which will be placed in a garage for 1-2 cars. The underground floor will be only partially recessed under the ground. Decisive for determining the level of ground floor will be slope of the surrounding terrain and optimal slope entrance to the garage.
Building height is limited to a fixed maximum height of the roof ridge above the highest point of the adjacent ground. In the case C is set to the maximum height of 10.50 m.
Regulations common to all types of houses
In the drawing "location for vineyards - regulations and technical infrastructure" are set for each parcel individually minimum distances from the boundary of the house. This is a defined area for the location of the building and the present and perhaps the most built-up area.
Other freestanding structure, eg. For business activity, the parameters of which § 104. 2 point. d) Construction Act may be permitted only "if the builder to show that it is not the function of spatial and operational reasons can be secured in a family house" (also § 21 para. 6 of the Decree č.501 / 2006).
At the same time must be respected condition characterizing house (§ 2 odst.a) point. 2 Basic concepts Decree no. 501/2006 Coll.), Where "more than half of the floor area meets the requirements for a permanent family housing and is intended for that purpose" (§ 2 odst.6 Decree).
Absorbing of of rainwater on plots for residential construction is satisfied if the ratio of the area of land capable of infiltration of rainwater to the total area of land is in the case of a detached family house 0.4. Area, built family house with garage and access road, and must not exceed 60% of the plot area within the meaning of § 21, para. 3, point. a) Reg. no. 501/2006 Coll.
Characteristics of the construction and the materials used
The roof of a house, saddle, tent, or hipped or half-hipped must be in a slope min. 22 °. Like covering will be used roofing tiles or possibly templates. Covering of smooth metal or bituminous passports will not be accepted.
Individually according to the size of the house and especially the number flats or commercial space with other than a non-residential use, it is necessary to resolve the location and parking spaces on private property (in accordance with § 20 para. 5 point. A) Reg. č.501 / 2006 Coll.).
On the plot must be reserved for each apartment space shutdown of a car and garage. Garage must be integrated into a mass or a house built onto the house. In justified cases, it may be replaced by another garage outdoor space. Detached garage will not be allowed or later.
The recommended total height of the fence between the land and communications (sidewalk) is up to 1.5 m, with a retaining wall height of about 0.45 meters. The recommended design is columns with semi-transparent fills.
Fencing towards communication should in no case be higher than 1.8 m, solid walls are not permitted.
Providing water and other energy
As a source of drinking water for each family house will be made separate borehole.
On the borders of the land will be built in advance kiosks for electricity meter NN. From them will be connected by residential electrical connection cabinet and cabinet with circuit breakers located in the family house.
Gas distribution is not considered in the area.
Waste and wastewater management
In accordance with § 20 para. 5 point. b) Decree. no. 501/2006 Coll. must be the management of waste and wastewater resolved on their own land for each house.
In the village since 1. 10. 2014, the construction of sewerage with municipal cleaner. In this locality for vineyards is built sanitary sewer and will be connected to the sewerage system in the village.
Municipal waste will be collected individually in collection containers that are regularly exported service provided by municipalities. In the center of the residential area is reserved post for containers in the event that will ensure the collection of sorted waste.
